Borderlands Brewing evicted from River Road location

Borderlands Brewing Company has vacated its River Road location, marking the second time it has had to leave a site since June amid lease and tax disputes.

Borderlands Brewing Company has vacated its River Road location following a landlord’s decision to reclaim the property after lease and tax issues.

A no-trespassing notice dated Aug. 5 was posted Wednesday on Borderlands’ location in the River Center at the corner of River and Craycroft roads.

“Due to Tenant’s default and failure to timely cure, Landlord has chosen to exercise its right to take possession of the Premises,” the notice said.

Borderlands owner Es Teran did not immediately respond to Tucson Spotlight’s request for comment.

Kristopher A. Bailey of the Weiss Brown law firm, a Scottsdale-based commercial real estate group, is the landlord of the River Road location. He specializes in real estate, telecommunications, landlord-tenant and business transactions.

Bailey did not respond to Spotlight’s request for comment.

Borderlands opened its River Road location in November, joining two other existing locations.

Borderlands made headlines in April when it was announced that a Rio Nuevo-backed Punch Line Comedy Club, supported by Live Nation, would be moving into its downtown location at 119 East Toole Ave. The deal also threatened the adjacent Playformance, an indoor children’s playground, with relocation.

The deal with Live Nation fell apart after Rio Nuevo faced intense public scrutiny over the decision to evict local tenants for a national chain.

As a result, Playformance will remain in its current location and offer a full schedule of fall classes.

Borderlands, which was operating on a month-to-month lease with landlord Peach Properties, was still evicted from the property.

In May, the Arizona Department of Revenue filed a lien against Borderlands, claiming it owes the state more than $250,000 in unpaid sales taxes dating back to 2020.

On June 5, a notice of lockout was posted at Borderlands’ Toole location.

A food truck co-owned by Rio Nuevo and Borderlands was reported missing to police in July, but located shortly after at Voltron Brewing, an affiliate of Borderlands.

Rio Nuevo gave up the title and the group is no longer in business with the brewing company.

Borderlands still operates a brick-and-mortar location on Sixth Street. It’s unclear if the food truck is operational.
